Selling

A plan for every step of your sale.

Selling a home well is a series of decisions: the price, the launch date, who hears about it first, what we do after every showing. Here's how I make each one, and what you hear from me along the way.

No. 01 · Pricing

Showings are price feedback.

The right price isn't the highest number anyone says at the kitchen table. It's the price that puts your home in the band where buyers are active right now, so it gets seen, shown and compared well.

I'll always give you the price the data supports, even when it isn't the number we hoped for. Then we decide together.

No. 02 · The method

How I read your market

  1. Supply and demand, in $25K brackets

Active and pending listings side by side, by price band, so we see where buyers are actually writing contracts.

  2. The closest comparable sales

What sold, what's pending and what's sitting near you, and the reasons behind each.

  3. Live feedback once we're on the market

Showing activity, buyer and agent feedback, and pricing benchmarks. If the market tells us something, we act early, and a buyer incentive can sometimes do more than a price cut.

No. 03 · Preparation

Before anyone sees it

The work before the launch decides how the launch goes.

A pre-listing review

We walk the home and review any inspection together, so nothing surprises us in the option period.

A trusted bench

Inspectors, engineers, plumbers and contractors I've worked with, ready when we need them.

Professional photography

Real photos, fully sharp and true to the home.

Staging guidance

Room-by-room advice, and virtual staging where it helps, always labeled "Virtually staged."

No. 04 · The launch

Fourteen days of Coming Soon

Interest builds before the first showing. Buyers and agents hear about your home in stages, so it arrives on the market already talked about.

  1. Day 1 · Coming Soon

The first announcement: one image, one line, the date it goes live.

  2. Days 2–13 · The reveal

Details first, then rooms, then the full story.

  3. Day 14 · Live

On the MLS, with the property page and buyer guide ready.

No. 05 · Exposure

Seen by the people most likely to buy

An open house people remember

A hosted event designed around your home, with coffee, light bites and a simple QR sign-in, announced on the MLS, every major portal, local community pages and a paid ad. Every sign-in hears back from me.

The neighbors first

Neighbors often know the next buyer. Before and during the launch I drop by with a small gift and a personal invitation to the open house.

Agents, ads and social

Personal calls to buyer agents active in your price range, the eXp Realty network, paid ads around the launch, and three posts a week while it's listed.

No. 06 · Communication

Deals don't die from problems. They die from silence.

Every Friday while you're on the market: showings, buyer and agent feedback, portal views week over week, what moved around you, and my recommendation. Under contract, you hear from me at every step, through the option period, appraisal, title and closing. Reach me by text or email, any day of the week.

  5. Offers

Each offer side by side, with my recommendation.
